investment home in shortsale flooded who is liable?

I live in California and I have a (vacation home) towwnhome in ft lauderdale florida that I have hired an attorney on and signed a contract with a realtor for them to assist me on the shortsale. The realtor has a lockbox on the door and has shown the home several times and everything was fine..Now, apparently there was a flood in the dining room area that leaked down into the neighbors home and caused extensive damage to the ceiling. Either someone must have left a faucet on or clogged a toilet. The place has been empty other than the realtor’s showing the home. I am still trying to figure out the exact cause. My questions are who can be held responsible for this? The realtor, the people looking at the apt, or me? Correct me if I’m wrong but wouldn’t the realtor’s company be held responsible since they control entrance to home. How can I go about this to get this resolved and to protect myself?
